Workmanship Warranty
We stand behind our labor. Every installation includes a Sage Roofing workmanship warranty covering installation defects, flashing failures, and seam issues attributable to our work. Duration varies by project — your estimate will specify exactly what's covered and for how long.
Manufacturer's Warranty
The materials we install carry manufacturer product warranties ranging from 10 to 50+ years depending on the system and product tier. These cover manufacturing defects in the material itself. Full manufacturer warranty documentation is provided to you at project closeout.
Written Documentation
No verbal promises. Every warranty commitment is provided in writing at project closeout — workmanship warranty terms, manufacturer warranty documentation, wind mitigation paperwork, and permit inspection records. All in your hands before we leave the job.
Warranty Details Vary by System
Different roofing materials and systems come with different warranty structures from the manufacturer and from us. The right coverage for your project depends on what's being installed — which is exactly what your free estimate conversation covers.
Shingle Roofing
Manufacturer warranties on shingles range from 25 years on standard architectural shingles to lifetime coverage on premium products. Coverage typically includes algae resistance, wind speed ratings (up to 130 MPH on enhanced products), and manufacturing defects.

Metal roofing carries some of the longest manufacturer warranties available — typically 40-year paint and finish warranties and structural warranties. Standing seam systems carry higher warranty tiers than exposed fastener systems.
40–50 year manufacturer coverageTile Roofing
Concrete and clay tile products carry limited lifetime warranties on the tile material itself. Underlayment — the most maintenance-critical layer on tile roofs — carries its own separate warranty and is a primary topic at your estimate consultation.

TPO systems carry manufacturer system warranties ranging from 10 to 25 years depending on membrane thickness and installation method. NDL (No Dollar Limit) coverage is available on qualifying system installations.
Up to 25-year system warrantyModified Bitumen
Modified bitumen systems carry 10–20 year manufacturer warranties depending on system type, ply count, and product line. Multi-ply systems typically qualify for stronger warranty tiers than single-ply applications.
15–20 year system coverageOther Systems & Repairs
Roof repairs, re-roofing, and specialty systems each carry their own warranty structure. For repairs, workmanship warranty terms are provided in writing with every repair invoice. Discuss your specific scope at your free estimate.

Generally Not Covered
- Damage from hurricanes, storms, or Acts of God (covered by insurance)
- Normal wear and weathering over time
- Damage caused by improper maintenance or neglect
- Damage from foot traffic, equipment, or third-party work
- Pre-existing structural or deck issues not identified at installation
- Damage from ponding water due to drainage issues outside our scope
- Modifications made to the roof after our installation
