Multi-ply modified bitumen systems engineered for Fort Myers, Cape Coral, and Southwest Florida's punishing heat, UV, and hurricane season. Torch-down and cold-applied SBS & APP membranes installed by FL-licensed roofing contractors.
The evolved successor to built-up roofing — factory-engineered asphalt reinforced with rubber or plastic polymers for superior flexibility, strength, and lifespan.
Modified bitumen (mod bit) is an asphalt-based roofing membrane that's been chemically modified with polymer additives to significantly improve on traditional built-up roofing (BUR). Developed in Europe in the 1970s and now widely used across Florida, it's engineered specifically for flat and low-slope applications.
The core of every mod bit system is the modified asphalt compound — either SBS (Styrene-Butadiene-Styrene, a rubber polymer) or APP (Atactic Polypropylene, a plastic polymer). This modification gives the membrane its critical performance properties:
In Southwest Florida, SBS systems are generally preferred because the rubber modification maintains flexibility in extreme heat better than APP's plastic modification — reducing crack propagation and extending service life.
The right method depends on your substrate, building type, fire code, and insulation requirements. Sage Roofing specifies the correct system for every project.
The most common mod bit application in Southwest Florida. A propane torch is used to heat the underside of the SBS or APP membrane, melting the factory-applied adhesive layer and bonding it to the substrate. The result is a monolithic, fully adhered system with no reliance on adhesives that can degrade in Florida's heat.
Torch application produces the strongest bond and is the industry standard for cap sheets. All Sage Roofing torch crews are trained in open-flame procedures, including fire watch protocols and deck moisture checks to prevent vapor-related blistering.
Cold-applied modified bitumen uses solvent- or water-based asphalt adhesive to bond the membrane to the substrate without open flame. The adhesive is mopped or roller-applied to the substrate, then the membrane sheet is unrolled into the wet adhesive and pressed firmly.
Preferred for occupied buildings, wood-framed structures with fire restrictions, and areas where open flame is prohibited. Cold-applied systems require more careful adhesive coverage and temperature management but eliminate fire risk entirely from the installation process.
Self-adhered mod bit has a factory-applied pressure-sensitive adhesive protected by a release film. The installer peels the backing and rolls the membrane directly onto the primed substrate — no torch, no adhesive pail. The result is precise placement and easy lap sealing.
Most commonly used for base sheets, flashing details, and complex penetration work where torch or cold adhesive access is difficult. Some full-system self-adhered cap sheets are available but less common for primary field applications in Florida's high-heat environment.
Every performance advantage of modified bitumen maps directly to the demands of year-round SWFL sun, tropical rainfall, and hurricane season.
Two or more independent membrane layers mean a breach in one ply doesn't immediately result in a leak. Built-in redundancy is critical for flat roofs in hurricane and high-rainfall environments.
SBS rubber modification maintains membrane flexibility across Florida's extreme temperature swings — from 60°F winter nights to 180°F+ rooftop summer highs. Prevents thermal fatigue cracking.
Ceramic granule cap sheets protect against UV degradation, impact from hail and storm debris, and foot traffic for HVAC maintenance. Granules also add fire resistance and are available in reflective white.
Mod bit generally costs less than TPO or PVC while delivering proven multi-ply performance. For budget-conscious re-roofs and properties where granule aesthetics are preferred, it delivers strong value per square foot.
Mod bit is one of the most field-repairable roofing systems available. Small damage areas can be torch-patched or cold-applied, and most granule-surface membranes are easy to inspect visually after storm events.
The granule surface makes wind and hail damage highly visible and well-documented — critical for hurricane insurance claims. Loss pattern, granule displacement, and membrane splitting are clearly identifiable in adjusters' reports.
Residential flat roofs, commercial re-roofs, and multi-family properties throughout Fort Myers, Cape Coral, and Southwest Florida.
4,200 sq ft torch-applied SBS two-ply system over ISO insulation. Full tear-off, deck inspection, permit pulled with Lee County.
All mod bit seams are minimum 3" overlap, torch-fused and inspected. No cold laps, no tape — every seam is a permanent bond.
Every roof drain gets a properly terminated mod bit flashing with a clamping ring — the #1 leak point on improperly installed flat roofs.

A transparent, step-by-step process so you know exactly what's happening on your roof — no surprises, no shortcuts.
We physically walk your roof — checking deck condition, existing drainage, blisters, seam failures, and penetration details. You get a written inspection report and honest scope recommendation.
We recommend the right system — SBS vs APP, 2-ply vs 3-ply, torch vs cold-applied, insulation R-value — and deliver a fully itemized proposal. No vague lump-sum numbers.
We pull all required permits with Lee or Collier County and submit wind uplift calculations per Florida Building Code. No unpermitted work — ever.
Existing roofing is removed down to deck. Deck is inspected for moisture damage, rot, or deterioration. All deck deficiencies are repaired before any new membrane is applied.
ISO insulation is fastened to pattern, base sheet applied, then cap sheet torch-applied or cold-adhered per spec. All seams, drains, and penetrations are detailed to manufacturer standards.
County inspection is completed before project closeout. You receive manufacturer system warranty, wind mitigation documentation, and our 5-year workmanship warranty in writing.
State-licensed contractor CCC1337188 — fully insured on every project. Never let an unlicensed crew torch-apply membrane on your property. The liability exposure is enormous.
Based in Southwest Florida — not a franchise. We know Fort Myers, Cape Coral, and Collier County building departments, inspectors, and SWFL-specific code requirements inside and out.
We commit to project start and completion dates in writing. Most residential mod bit jobs are finished in 1–2 days. No mid-project disappearing acts or indefinite weather delays.
Hurricane damage on your mod bit roof? We document everything, scope for your adjuster, and push the claim forward. We've helped Fort Myers and Cape Coral property owners recover full replacement value after Ian and subsequent storms.
Every Sage Roofing modified bitumen installation includes layered warranty protection — from manufacturer system warranty to our own workmanship guarantee.
"Had a leaking modified bitumen roof on our Fort Myers commercial unit for two years — other contractors kept patching and it kept failing. Sage came in, did a proper tear-off, and installed a two-ply SBS system. Zero leaks since, even after the last tropical storm."
"Sage pulled permits, coordinated the inspection, and finished our 1,800 sq ft flat roof addition in a day and a half. The crew was professional, cleaned up completely, and the warranty documentation was in my email before they left the driveway."
"After Hurricane Ian we had significant damage on our Naples property. Sage documented everything for the insurance claim — granule loss, membrane splitting, the works — and handled the adjuster directly. Entire replacement covered. Can't recommend them enough."
