What Is Modified Bitumen?
The evolved successor to built-up roofing — factory-engineered asphalt reinforced with rubber or plastic polymers for superior flexibility, strength, and lifespan.
Modified bitumen (mod bit) is an asphalt-based roofing membrane that's been chemically modified with polymer additives to significantly improve on traditional built-up roofing (BUR). Developed in Europe in the 1970s and now widely used across Florida, it's engineered specifically for flat and low-slope applications.
The core of every mod bit system is the modified asphalt compound — either SBS (Styrene-Butadiene-Styrene, a rubber polymer) or APP (Atactic Polypropylene, a plastic polymer). This modification gives the membrane its critical performance properties:

Three Ways to Install Mod Bit
The right method depends on your substrate, building type, fire code, and insulation requirements. Sage Roofing specifies the correct system for every project.
Torch-Applied (Hot Process)
The most common mod bit application in Southwest Florida. A propane torch is used to heat the underside of the SBS or APP membrane, melting the factory-applied adhesive layer and bonding it to the substrate. The result is a monolithic, fully adhered system with no reliance on adhesives that can degrade in Florida's heat.
Torch application produces the strongest bond and is the industry standard for cap sheets. All Sage Roofing torch crews are trained in open-flame procedures, including fire watch protocols and deck moisture checks to prevent vapor-related blistering.

Cold-Applied (Adhesive)
Cold-applied modified bitumen uses solvent- or water-based asphalt adhesive to bond the membrane to the substrate without open flame. The adhesive is mopped or roller-applied to the substrate, then the membrane sheet is unrolled into the wet adhesive and pressed firmly.
Preferred for occupied buildings, wood-framed structures with fire restrictions, and areas where open flame is prohibited. Cold-applied systems require more careful adhesive coverage and temperature management but eliminate fire risk entirely from the installation process.

Self-Adhered (Peel-&-Stick)
Self-adhered mod bit has a factory-applied pressure-sensitive adhesive protected by a release film. The installer peels the backing and rolls the membrane directly onto the primed substrate — no torch, no adhesive pail. The result is precise placement and easy lap sealing.
Most commonly used for base sheets, flashing details, and complex penetration work where torch or cold adhesive access is difficult. Some full-system self-adhered cap sheets are available but less common for primary field applications in Florida's high-heat environment.

Mod bit generally costs less than TPO or PVC while delivering proven multi-ply performance. For budget-conscious re-roofs and properties where granule aesthetics are preferred, it delivers strong value per square foot.

Mod bit is one of the most field-repairable roofing systems available. Small damage areas can be torch-patched or cold-applied, and most granule-surface membranes are easy to inspect visually after storm events.

The granule surface makes wind and hail damage highly visible and well-documented — critical for hurricane insurance claims. Loss pattern, granule displacement, and membrane splitting are clearly identifiable in adjusters' reports.
