What Is TPO Roofing?

Thermoplastic Polyolefin — the flat roof standard for Florida homes, commercial buildings, and additions.

TPO (Thermoplastic Polyolefin) is a single-ply membrane roofing system designed for flat and low-slope applications. Introduced in the 1990s, it has become the most widely used flat roofing material in North America — and for good reason.

The membrane is composed of a polypropylene and ethylene-propylene rubber blend, reinforced with a polyester scrim. This creates a sheet that's flexible enough to handle thermal expansion yet durable enough to resist puncture, UV, and chemical exposure.

Unlike EPDM (rubber) or built-up roofing, TPO sheets are thermally welded at seams using hot-air guns — creating bonds that are actually stronger than the membrane itself. No adhesives, no tape, no seam failure.

Three Ways to Attach TPO

The right attachment method depends on your roof deck, building height, local wind requirements, and insulation design. We'll specify the correct system for your project.

Mechanically Fastened TPO

The most common TPO installation in Florida. Membrane sheets are secured to the roof deck using metal fasteners and stress plates, then seams are heat-welded. This method is fast, cost-effective, and provides excellent wind uplift resistance when fastened to code.

Fastener spacing is engineered per ASCE 7 wind load calculations — critical in our hurricane zone. We pull permits and provide wind mitigation documentation on every project.

Fully Adhered TPO

In a fully adhered system, the TPO membrane is bonded directly to the insulation board using bonding adhesive across the entire membrane surface. This eliminates the membrane "flutter" common in mechanically fastened systems, creating a tight, monolithic appearance.

Preferred for high-end residential flat roofs, occupied terraces, and buildings with specific aesthetic or acoustic requirements. Bonding adhesive is applied to both the membrane and substrate, then mated once tacky.

Ballasted TPO

In a ballasted system, the TPO membrane is loosely laid over insulation and held down by the weight of rounded river stone or pavers (ballast) rather than fasteners or adhesive. The membrane is only attached at penetrations and perimeters.

Less common in Southwest Florida due to hurricane wind requirements — ballast can become projectile in extreme wind events — but appropriate for certain flat commercial roofs with adequate structural load capacity and lower wind exposure classifications.
